WASHINGTON-- Sales of new homes in the U.S. fell in December but ended 2012 well above a year earlier, marking the beginnings of a recovery for the building industry.
New single-family home sales decreased by 7.3% last month from November to a seasonally adjusted annual rate of 369,000, the Commerce Department said Friday.
For all of 2012, an estimated 367,000 new homes were sold, about 20% above the previous year. Even with that sizeable increase, 2012 was still the third-worst year for new home sales on records dating back to 1963.
The median price for a new home sold in December was $248,900, up 13.9% from $218,600 a year ago.
Still, the monthly results were worse than expected. Economists surveyed by Dow Jones Newswires had forecast an annualized sales rate of 385,000, up 2.1% from the previously reported November figure of 377,000. New home sales for November were revised upward to 398,000.
Builders have become increasingly optimistic that the housing market's recovery will continue in the coming months.
"We believe we have turned the corner," said Rob Bowman, president of Charter Homes & Neighborhoods in Lancaster, Pa. "Buyers we talk to are excited to buy a home again."
The number of new homes listed for sale, meanwhile, at the end of December was 151,000, adjusted for seasonal factors. That supply that would take 4.9 months to deplete at the current sales pace.
Housing has been one of the main drivers of the lackluster economic recovery. The new home sales figures come amid other indications the housing market is getting back on track.
Last year more previously occupied homes were sold than at any time in the past five years, the National Association of Realtors said earlier this week.
And U.S. home builders' confidence in January remained the highest level in nearly seven years in January, according to the National Association of Home Builders.
But the housing market is still far from recovered, due to tight credit restrictions that make it difficult for buyers to obtain a mortgage. Plus many homeowners still owe far more on their mortgages than their properties are worth and cannot sell their current residence and buy another home.
New-home sales peaked in July 2005, when they hit an annualized pace of nearly 1.4 million, and declined sharply in the run up to the financial crisis. Sales in 2011 were the lowest on record at 306,000.
New-home sales in December were down in three out of four U.S. regions compared with a month earlier. They were down 29.4% in the Northeast, 11.1% in the West and 8.4% in the South, but were up 21.3% in the Midwest.
