I've got numerous of those stories, here's one. Friend bought a condo in Brickell for 130k it's worth 545k across from the Mandarin Oriental.

ok, but those $75,000 gap in value is where the losses for the banks appear. What I want to know is if no matter how many foreclosures there are, the market has already priced in the fact that the guarantees are no longer worth the same

The Dow is hitting fresh session high, up over 1% as is Nasdaq which is above its 200 day mov now. Big tech names as HP, Intel, IBM leading the way. Gains are broad-based as all major sectors advanced. Financials and consumer stocks doing better than most. Measures of risk aversion continue to ease up, with the VIX below 17% now or lowest since last Oct. The yield on the low-risk 2-yr Tsy now 50 bps above the Fed funds target. The only nagging factor is below norm flow still despite the bullish headline trade. While up stock top winners by a nice margin, one would like to see heavy backed buying as sign of better conviction among big funds to add exposure with NYSE also pushing higher.

i think that the banks etc have already writen the dept of, whether is happened or not, they looked at the books, said we have this much bad dept thats likely to foreclose - write it of now and press on, in the uk the banks have shut down the mortgage market which is stopping poeple moving and forcing them to stay put, so in theory if they stay put and are still working with the reduce interest rates, they can still afford the mortgage payments, so no foreclosures. it's viscious circle, everyone wants to move by buying the house they couldn't afford last year but the banks ain't playing ball.

afterall it's only numbers in the vast amounts of money they have.
