U.S. Home Price Growth Decelerates; Housing Affordability Issues Increase

U.S. home price growth decelerated in the fourth-quarter of 2021, according to Fitch Ratings in its latest quarterly U.S. sustainable home price report. At the same time, pressure from rising home prices and mortgage rates has made home ownership less affordable and has increased the likelihood of home price correction. National home prices grew approximately 3.5% in the fourth quarter of 2021 (4Q21), down from 4.2% in 3Q21. Nationwide annual growth is 18.9% as of December 2021, and Fitch estimates that national home prices are 9.2% overvalued on a population-weighted average (WA) basis, compared to 10.6% in 3Q21. In ...
